Box 490 <br />13065 Orono Parkway <br />Elk River, MN 55330 <br /> <br />RE: INDY LUBE SITE PLAN REVIEW <br /> <br />Dear Mr. Rohlf: <br /> <br />As requested, we have reviewed the Indy Lube site plan submitted by ACM Company, Inc. This <br />site plan has been revised as of July 6, 1993, based on our review letter dated June 15, 1993. <br />Based on our review, we would offer the following comments: <br /> <br />1. <br /> <br />The site plan does not show concrete curb and gutter along the parking on the north side <br />of the development. When we met with the representative of the company that will be <br />building this facility, we clearly stated that concrete curb and gutter should be provided <br />in all areas. <br /> <br />2. There are no provisions made for any drainage coming from the church property <br />immediately to the east. This was referenced in item #5 in our June 15, 1993, letter. <br />We assume that this means that the amount of drainage coming from this piece of <br />property is not significant. <br /> <br />3. The site plan does now show an additional 10 feet of right-of-way along Dodge Avenue; <br />however, the site plan should also show the appropriate drainage and utility easements <br />along the Dodge Avenue and 5th Street frontages of the property. <br /> <br />4. There is a 100 contour along parking spots 1,2,3, and 4, which is incorrect and should <br />be removed. The 100.5 contour actually comes through this area. The 100 contour <br />should cross east and west across the driving surface in this area, but is not shown. This <br />entire area still is somewhat flat and could potentially have drainage problems. <br /> <br />. 5. <br /> <br />The opening onto Dodge Avenue has been reduced to 30 feet in width; however, this area <br />is also somewhat flat. It would be desirable to add some additional grade in this area <br />such that when Dodge Avenue is reconstructed and concrete curb and gutter and a <br />concrete driveway apron are installed, there is sufficient grade to build this driveway. <br /> <br />1959 SLOAN PLACE, SUITE 200, ST.
