Based on our <br />review, we would offer the following comments: <br /> <br />1) The preliminary plat we reviewed was prepared by Taylor Land Surveyors, Inc. <br />and was dated May 28, 1993. <br /> <br />2) The plat consist of three lots along the south side of Meadowvale Road (County <br />Road 44) immediately east of York Street. <br /> <br />3) Sanitary sewer and water service stubs for Lot 1 and 2 have been previously <br />provided by augering under Meadowvale Road. Sanitary sewer for Lot 3 can be <br />accessed from the south side along Vale Road. <br /> <br />4) It is our understanding that Sherburne County has requested no additional <br />drivev.ra.y accesses on to County Road 44 from Lots 2 and 3. It should be easy <br />to provide access for these two lots from the south side onto Vale Road. <br /> <br />5) Drainage from these three lots can flow north to the county road ditch system or <br />south onto Vale Road.
