<br /> <br />June 14, 1993 <br />File No: 230-185-11 <br /> <br />Mr. Steve Rohlf <br />Building and Zoning Administrator <br />City of Elk River <br />13065 Orono Park\.vay <br />Elk River, MN 55330 <br /> <br />RE: FROEHLICH Lar SPLIT <br /> <br />Dear Mr. Rohlf: <br /> <br />As requested, we have reviewed the Froehlich lot split request and would offer the following <br />comments: <br /> <br />1) The Certificate of Survey we reviewed \VaS prepared by Polaris Land Surveying, from <br />Princeton, Minnesota <br /> <br />2) We would recommend that the two parcels created by this lot split be provided with <br />side, rear, and front yard lot line easements as required by the city ordinance. <br /> <br />3) We would recommend that the existing 213th Avenue road\VaY be accurately located <br />and shown on the drawing. In addition to this, the certificate of survey should <br />dedicate a minimum of 33 foot wide right-of-vvay on the north side of 213th Avenue. <br />If the existing traveled roadway is located north of the section line this 33 foot wide <br />right-of-way may need to be increased in width. <br /> <br />4) The low area noted on the west side of Parcel A should also be accurate located and <br />the drainage easements continued around this low area until they meet the west lot line <br />of Parcel A. <br /> <br />If you have any questions regarding these comments, please call us. <br /> <br />Sincerely, <br /> <br />MAIER STEWART & ASSOCIATES, INC. <br /> <br />~fr(~ <br /> <br />Terry J.
