AS, Alvin Froehlich
June 9, 1993

Page 2

LOT SIZE

Ten acre per lot ffilnlmum is required in the agricultural zone
with 300 feet of frontage minimum. This ten acres is exclusive
of road right-of-way. The two proposed parcels include road
right-of-way, however, without including it, both parcels would
still meet the 10 acre minimum lot size and frontage
requirements.

DRAINAGE

Noted on the attached survey is the location of abandoned
Judicial Ditch No.1. This ditch is appropriately protected
with drainage easements. The wetland on the western boundary
of Parcel A should also be included in this drainage easement
to avoid building in it.

Staff is not concerned about the overall drainage with the
addition of two houses on 30 acres. Terry Maurer, City
Engineer, will be reviewing this proposal and his comments will
be included with this memo.

There appears to be building sites on both parcels, however,
there are areas on both parcels that should not be built on.
Pere tests and soil borings will be required as part of the
building permit issuance to determine the suitability of the
selected site.

PARK DEDICATION

The Park and Recreation Board has reviewed this lot split and
recommended $400.00 be paid for the additional lot created.

ROAD

The travel surface of 213th Avenue should be located to make
sure it falls within the 66 foot right-af-way for that road.
This will require surveying. Easements for this road should be
dedicated with the new lots.

RECOMMENDATION

Staff is recommending approval of this administrative
subdivision request with the following stipulations:

1. THE LOW AREA ON THE WESTERN BOUNDARY OF PARCEL A IS
INCLUDED IN THE DRAINAGE EASEMENT.

2. $400.00 PARK DEDICATION FEES BE PAID PRIOR TO
RECORDING THE LOT SPLIT.
