<br />AS, Alvin Froehlich <br />June 9, 1993 <br /> <br />Page 2 <br /> <br />LOT SIZE <br /> <br />Ten acre per lot ffilnlmum is required in the agricultural zone <br />with 300 feet of frontage minimum. This ten acres is exclusive <br />of road right-of-way. The two proposed parcels include road <br />right-of-way, however, without including it, both parcels would <br />still meet the 10 acre minimum lot size and frontage <br />requirements. <br /> <br />DRAINAGE <br /> <br />Noted on the attached survey is the location of abandoned <br />Judicial Ditch No.1. This ditch is appropriately protected <br />with drainage easements. The wetland on the western boundary <br />of Parcel A should also be included in this drainage easement <br />to avoid building in it. <br /> <br />Staff is not concerned about the overall drainage with the <br />addition of two houses on 30 acres. Terry Maurer, City <br />Engineer, will be reviewing this proposal and his comments will <br />be included with this memo. <br /> <br />There appears to be building sites on both parcels, however, <br />there are areas on both parcels that should not be built on. <br />Pere tests and soil borings will be required as part of the <br />building permit issuance to determine the suitability of the <br />selected site. <br /> <br />PARK DEDICATION <br /> <br />The Park and Recreation Board has reviewed this lot split and <br />recommended $400.00 be paid for the additional lot created. <br /> <br />ROAD <br /> <br />The travel surface of 213th Avenue should be located to make <br />sure it falls within the 66 foot right-af-way for that road. <br />This will require surveying. Easements for this road should be <br />dedicated with the new lots. <br /> <br />RECOMMENDATION <br /> <br />Staff is recommending approval of this administrative <br />subdivision request with the following stipulations: <br /> <br />1. THE LOW AREA ON THE WESTERN BOUNDARY OF PARCEL A IS <br />INCLUDED IN THE DRAINAGE EASEMENT. <br /> <br />2. $400.00 PARK DEDICATION FEES BE PAID PRIOR TO <br />RECORDING THE LOT SPLIT. <br />
