CU 93-12 <br /> <br />Attached is staff's memo to the Planning Commission detailing <br />this request. Of the issues raised in the Planning Commission <br />memo, staff has additional comments on the following: <br /> <br />DRIVES <br /> <br />In the Planning Commission memo staff raises the issue of <br />access to the parcel in question from Highway 10. There is an <br />existing 66 foot wide easement that does give this parcel <br />access to Highway la, therefore, this issue is resolved. <br /> <br />ARCHITECTURAL STANDARDS <br /> <br />The Minor's are aware of the City standards in the C3 zone <br />regarding the materials used on the outside of buildings. They <br />will present the Council with their proposed changes to the <br />exterior of their buildings at Monday night's meeting. <br /> <br />LANDSCAPING <br /> <br />The Minor's site contains enough mature trees to meet the <br />City's tree requirement. However, staff is still recommending <br />that evergreens be planted on the west side of the western most <br />building to help screen that building from the adjacent <br />residential property. <br /> <br />RECOMMENDATION <br /> <br />The Planning Commission recommended approval of this request <br />with the following stipulations: <br /> <br />1. THE DRIVEWAY ENTERING THE SITE IS A MINIMUM OF 24 <br />FEET WIDE. THE REMAINDER OF THE DRIVES MUST BE BUILT <br />AS SHOWN ON THE SITE PLAN. <br /> <br />2. ALL DRIVES ARE HARD SURFACED. <br /> <br />3. ONE TREE FOR EACH 40 FEET OF LOT PERIMETER IS <br />REQUIRED WITH CREDIT GIVEN FOR LARGER EXISTING <br />TREES. FURTHER, THE REQUIRED TREES ARE EVERGREENS <br />PLANTED ON THE WEST SIDE OF THE WESTERN MOST DRIVE TO <br /> <br />P.o.
