Box 490 <br />13065 Orono Parkway <br />Elk River, MN 55330 <br /> <br />RE: CHERRYHILL BLUFFS 2ND ADDITION <br />PLANS AND SPECIFICATIONS <br /> <br />Dear Council Members: <br /> <br />We have completed preparation of plans and specifications for Phase I of Cherryhill Bluffs 2nd Addition. <br />One change in these plans and specifications from the feasibility study concerns the alignment of the <br />sanitary sewer. After minor revisions to the developer's grading plan and an investigation of the depth <br />of the gas line crossing the property, it was determined that the sanitary sewer could be designed flowing <br />entirely to the east to Dodge Avenue. The feasibility study had anticipated a possible alignment to the <br />south along Trunk Highway 169 to the southwest corner of the MnDOT property. <br /> <br />Since the City Council's May 17th meeting, we have received a letter from MnDOT confirn1ing their <br />willingness to release the sn1a1l portion of land that they owned for the previous access onto Trunk <br />Highway 169. However, this will likely take SOll1e time. As indicated to the City Council previously, <br />we believe the final plat will be prepared excluding lots that are affected by this MnDOT property. <br />After the release of this property is completed, these lots can be replatted as the second phase. <br /> <br />Attached for the City Council's consideration is a draft resolution approving the plans and specifications <br />and ordering the advertisement for bids.
