The site is <br />approximately 9-acres in size and is located on the west side of County Road 13 at the 211 th <br />alignment. The property is zoned R1 a, which has a minimum lot size of 2 %-acres, and is <br />surrounded on all sides by the same zoning. The two lots meet the dimensional <br />requirements for the Ria zoning district. <br /> <br />An existing home is located on what will be Lot 1 and Lot 2 is being created for a future <br />building site. <br /> <br />A triangular piece of property in the northeast corner of the site is proposed to be dedicated <br />to the City of Elk River for a possible future 211 th Avenue extension and this location may <br />likely meet spacing requirements of the County. <br /> <br />Natural Resource Inventory <br /> <br />The Natural Resource Inventory does not indicate any Natural Resources. <br /> <br />Grading. Drainage and Utilities <br /> <br />Grading, Drainage and Utilities are addressed in the City Engineer's memo. <br /> <br />Landscaping <br /> <br />The ordinance requires that each new lot plant one boulevard tree and one yard tree. These <br />trees are not indicated on the plans. <br /> <br />Parks and Recreation Dedication Recommendation <br /> <br />The Comprehensive Park Plan does not indicate any park target area in the area.
