<br /> <br />MEMORANDUM <br /> <br />TO: Jeremy Barnhart, Planning Manager <br /> <br />FROM: Terry Maurer, City Engineer ~ <br />DATE: June 12, 2006 <br /> <br />SUBJECT: Trott Brook Farms 12th Addition - Final Plat <br />File: 226-1 23 P <br /> <br />As requested, we have reviewed the proposed final plat for Trott Brook Farms 12th Addition <br />as prepared by Westwood Professional Services, Inc. Based on our review, we would offer <br />the following the comments: <br /> <br />1. This is the final portion of the Trott Brook Farms development. It is located in the <br />southeast comer of the plat and includes a FEMA map revision. This is the reason that <br />it was put off to the very end of the development. The plat contains 13 additional lots. <br />Two of these are on the west side of Trott Brook and the remaining 11 are on the east <br />side of Trott Brook The lot layout and street rights-of-way follow the preliminary plat <br />for the entire area. <br />2. We are currently reviewing construction plans. Therefore, we would request a final <br />review of the plat mylars before they are recorded to ensure that all necessary drainage <br />and utility easements are shown. <br />3. Based upon the length of right-of-way created, the Sealcoat Impact Fee for this plat is <br />$2,750. <br />4. Since this project is requesting a Conditional Letter of Map Revision (CLOMR) from the <br />Federal Emergency Management Agency (FEMA), it should be a condition of the final <br />plat that approval is conditioned upon an approval from FEMA for the map <br />amendment. <br /> <br />Based on the above comments, we would recommend approval of the final plat of Trott <br />Brook Farms 12th Addition with the appropriate condition's.
