THE DEVELOPER REIMURSE THE CITY FOR THE COST INCURRED FOR <br />REVIEWING THIS PLAT PRIOR TO FINAL PLAT REVIEW. <br /> <br />VARIANCES <br /> <br />Evans Avenue is proposed to be 1335 feet long and Freeport <br />Avenue is proposed to be 1720 feet long from the centerline of <br />Dodge Street to the end of their rights-of-way. Staff reviewed <br />this property at length with the developer and concurs that it <br />is hard to get two ways in and out of this plat. The north end <br />of Evans Avenue is restricted by steep slopes and woods. There <br />is very little frontage from Dodge Street adjacent to this <br />plat. Looping Freeport back to Dodge would also require <br />crossing the gas company's line, which is at the high point of <br />
