MAR-17-93 WED

9:10 MAIER STEWART & ASSOC.

P.03

.

Mr. Steve Rohlf
March 16, 1993
Page Three

3. Currently, there is not sufficient capacity in the water booster station to service
this many additional lots. Development of a high pressure water system will be
necessary to adequately provide water service.

F. :> trecu

1. The street grades proposed appear to be adequate.

2.

A permanent cul-de-sac with a 45-foot radius should be provided for at the end
of Freeport Street. Although this cut-dc-sac may eventually be eliminated, it
should be constructed as if it is a permanent installation. Temporary easements
could be provided for the purposes of constructing the cuI-dc-sac. These
easements would automatically be vacated in the case of the extension of Freeport
Street.

.

3. The street section shown on the grading plan appears to be adequate; however,
the 32.foot width should be measured from face of curb to face of curb. During
the design phase, soil borings would be taken to verify the street section.

4. An "eyebrow" is proposed on 190th Avenue as it enters the plat. This will result
in four driveways in the proximity of the intersection of Evans and 190th. This
could potentially cause traffic conflicts between cars accessing driveways and cars
entering and exiting the plat.

If you have any questions regarding any of these comments, please can.

Sincerely,

MAIER STEWART & ASSOCIATES, INC.

Terry J.
