THE COUNTY, WITH THE BENEFIT OF THE CITY <br />ENGINEER'S REVIEW, APPROVES THE DRAINAGE PLAN <br />PRIOR TO FINAL PLAT APPROVAL. <br /> <br />d. THE DEVELOPER WORKS WITH THE COUNTY REGARDING A <br />REDISTRIBUTION OF FUTURE DITCH ASSESSMENTS ONTO <br />THE INDIVIDUAL LOTS IN THE PLAT PRIOR TO <br />RECORDING IT. <br /> <br />e. THE DEVELOPER IS RESPONSIBLE FOR WHATEVER <br />IMPROVEMENTS ARE NEEDED FOR THE DITCH SYSTEM TO <br />HANDLE THE DRAINAGE FROM THE PLAT. <br /> <br />. <br /> <br />f. THE DEVELOPER GRANTS THE COUNTY RIGHTS (IN A <br />FORM DETERMINED BY THE COUNTY) TO THE DITCH IN <br />THE SOUTEAST CORNER OF THE PLAT (DITCH 31) PRIOR <br />TO RECORDING. <br /> <br />6. THE ISSUE OF OWNERSHIP OF WETLANDS WITHIN THE PLAT <br />RESOLVED ACCORDING TO ESTABLISHED CITY POLICIES PRIOR <br />TO ACTING ON FINAL PLAT. If the wetlands are in <br />City ownership, access to them from the streets in <br />the plat must be provided. <br /> <br />7. A DEVELOPMENT PLAN IS APPROVED BY STAFF PRIOR TO <br />FINAL PLAT. The Developer has submitted a <br />development plan, which is unacceptable. Revising <br />this development plan could possible result in the <br />loss of lots and the Developer should be aware that <br />preliminary plat approval is contingent on this issue <br />being resolved. <br /> <br />8. <br /> <br />THE SITE GRADING NEEDED TO ACCOMPLISH DRAINAGE IS <br />DONE AT THE SAME TIME AS THE ROAD GRADING, BY THE <br />DEVELOPER, AND NOT LEFT TO FUTURE HOME BUILDERS TO <br />ACCOMPLISH. Terry Maurer comments in his memo dated <br />April 13, 1993, that the drainage plan needs to be <br />adjusted because storm water will not stay in the <br />drainage easements that will be established through <br />the plat as currently designed. Further, the <br />Developer must supply drainage calculations for <br />review and approval by both the City Engineer and the <br />County. <br /> <br />. <br />
