County Road #32 is a <br />straight road in the location of the lots in question and staff <br />does not anticipate problems with driveway permits being issued. <br /> <br />LOT SIZE <br /> <br />The property in questions lies within an R-1a zone. The <br />mlnlmum lot size is 2-1/2 acres with 160 foot of frontage. The <br />three lots in question meet these requirements. The existing <br />buildings on the middle lot also meet R-1a setbacks from the <br />newly created lot lines. <br /> <br />SUITABLE BUILDING SITES <br /> <br />The two vacant parcels in question appear to staff to have <br />adequate ground for building and septic system. Perc tests <br />will be required prior to building permit issuance. <br /> <br />RECOMMENDATION <br /> <br />. <br /> <br />Staff recommends approval of this administrative subdivision <br />request with the following stipulations: <br /> <br />1. The applicants pay $400 in Park Dedication Fees for the <br />one additional lot created. <br /> <br />2. That 17 feet of additional right-of-way along County Road <br />#32 is granted by easement to the County, if so required. <br /> <br />3. The vacant two lots receive driveway permits from the <br />County and do perc tests prior to building permit issuance. <br /> <br />. <br />
