The petition requests <br />the extension of City sanitary sewer, water, and storm drainage facilities along with site <br />grading and construction of permanent urban streets. The petition has been reviewed by the <br />. City staff and has been determined to be adequate. <br /> <br />For the benefit of the new City Council members, the following is a listing of the typical steps <br />in a developer-driven public improvement process: <br /> <br />1. Developer presents proposed project to City staff at concept review meeting. <br /> <br />2. Completed development submittal including preliminary plat is presented to Planning <br />Commission. <br /> <br />3. Development proposal is submitted to City Council for preliminary plat approval. <br /> <br />4. After preliminary plat approval, the City Council can consider ordering a feasibility study <br />based on a petition from the developers. If a feasibility study is authorized, it is <br />contingent on an escrow being placed by the developers to cover the cost of the study. <br /> <br />5. The completed feasibility study is presented to the City Council. A public hearing is <br />scheduled before the City Council (developers may waive this requirement). <br /> <br />. <br /> <br />6. After the public hearing, if necessary, the City Council considers ordering the <br />preparation of plans and specifications for the improvements.
