It is being created out of the Outlot <br />from Shores of Briarwood. <br /> <br />Analysis <br /> <br />The property is zoned Rl-c but does not have sewer and water. Non-sewered lots in the <br />Rl-c zoning district are required to have a minimum lot size of 10-acres. This lot is 39,281 <br />square feet (0.9-acres) in size. The minimum lot size for a sewered lot in the Rl-c district is <br />11,000 square feet. <br /> <br />When 17Sth avenue had services installed to the Park Pointe development, stubs were <br />provided to the subject property. In order for the lot to meet the lot size requirements, the <br />house will be required to hook up to these services. <br /> <br />The property will be accessed off of Polk Street and the lot meets the dimen&ional <br />requirements of the ordinance, once hooked up to services. <br /> <br />Parks and Recreation Dedication Recommendation <br /> <br />The Parks and Recreation Commission recommend that park dedication be paid in the form <br />of cash for one lot. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the request with the following conditions: <br /> <br />1. All required subdivision/park information shall be provided in an electronic <br />format (.dwg file) as required by the City Ordinance and Land Use <br />Application prior to recording of the plat. <br />Z. Surface Water Management Impact Fee shall be paid at the rate applicable at <br />the time of final plat approval. <br />3. Trunk Sanitary Sewer and Water Assessment shall be paid at the rate <br />applicable at the time of final plat approval. <br />4. Park dedication shall be in the form of cash, for one (1) lot, at the rate <br />applicable at the time of final plat approval. <br />5.
