Sant1.rire said this property is 30+ acres north and 'e'ast of Faith Fello\.rship <br />Church, east of Highway #169, and south of Elk Hills. ~~. Santwire presented <br />a letter he had \vritten to Faith Fellowship Church with their reply at the <br />bottom in favor of this proposal. He also presented drawings on his proposed <br />development. One outlot would be taken up with road and entrance gates, etc., <br />the highway strip would be co~mercial, then multi-units and tovmhouses, and <br />behind} single family units adjacent to Elk Hills. Since the drawings vTere made <br />I>1r. Sant"\.rire \'Tould like to change to a fe1.r more single family and multiple <br />units and less to~mhouses. ~IT. Santwire vTould propose that the residential <br />roads would tie into those roads existing in Elk Hills, with no connections <br />to the multiple or commercial areas. COllmissioner Fox said that there would <br />be two streets adding four lots onto each street. ~IT. Santwire would also <br />propose a sign directory to get this traffic over to #13 and out as fast as <br />possible. He said he did not have all the ansvrers as to what should go into <br />this proposal, but liked the concept of planning the whole development at once <br />rather than changing zoning. Cow~issioner Fox said there would be some restrictions <br />as to the type of businesses allowed in the cOID~ercial area. lftr. Santwire said <br />fast food restaurants ~rould be a possibility and asked what the Commission <br />vTould like to see in that area. Commissioner Fox said he would not like to <br />see a string of McDonalds, Burger King, etc. or used car dealers. }rr. Santwire <br />said that Gene Kreuser (former o~mer) has retained, in their agreement, land <br />for a garden store. Coro~issioner Hinkle asked about neighbors objections to <br />sewer and vrater. }tr. Santwire said the reports so far were vague. There also <br />would be the possibility of having a lift station and/or connection with the <br />manhole on School Street. Co~missioner Zabee said he had no objections to the <br />P.U.D. concept itself. Commissioner Lucas was concerned about the cow~ercial <br />area within the P.U.D. and would like to see it limited. Vicker's Riverglade Park, Informal Discussion <br /> <br />Larry Koshak presented a preliminary plan for only the City of Elk River. tie <br />said this plan is 53.56 acres, basically it is the plan presented before only <br />with Ramsey excluded. It has 12 - 2~ acres of single family lots and proposed <br />that the zoning be changed from A-I to R-l, and the 1 acre plus be changed <br />from A-I to C-3 with restriction as to type of businesses operated. The only <br />difference from the last plan is the road connected in with th~ largest section. <br />The developer would like to proceed vrith this part of the plan as Ramsey's <br />portioll is in the "critical rivers area" and at the present the requirement <br />for lots is 10 acres. Ramsey is going before the Enviromental Quality Board <br />but this may take a year to 18 months. Co~missioner Lucas asked about the <br />
