This plat creates one lot of just under six acres, together with two <br />outlots and a road right-of-way for 1561h Avenue. It is my understanding that the lot being <br />created is to be sold to Mr. Larry Hickman who owns the Furniture & Things facility <br />immediately adjacent. It is also my understanding that the lot is to be sold as an investment <br />and not planned to be developed in the short term. For this reason, it is not necessary to <br />construct 156m Avenue at this point in time. However, there should be a develofer's <br />agreement for Renner Second Addition that commits to the construction of 1561 Avenue at <br />such time as either a building permit is requested on Lot 1, Block 1 or additional platting of <br />Outlot A or B is undertaken. <br /> <br />The plat should provide access control along the TH 10 frontage.
