Request by City of Elk River for Zone Change from Business Park to Highway Commercial
(Lots 1 and 2, Country Crossing Business Center), Public Hearing – Case No. ZC 05-04

Senior Planner Scott Harlicker reviewed a request by the City of Elk River for a Land Use
Plan Amendment from Community Commercial to Highway Business, and a zone change
from Business Park to Highway Commercial. Mr. Harlicker provided background
information regarding the elimination of Highway Business uses in the Business Park zoning
district. Mr. Harlicker stated that the subject property is fully developed with two multi-
tenant buildings and described the current tenants. Since the property is along Highway 10
at a busy signalized intersection, staff feels it makes sense to recommend approval of the
proposed land use amendment and zone change.

Chair Anderson asked if the proposed changes will impact any of the existing uses. Mr.
Harlicker stated no.

Chair Anderson opened the public hearing.

Tom Hartman, 18684 Lander Drive – Asked if no changes are proposed for the property
north of Highway 10.
