The applicant is proposing to develop their one existing 5-acre parcel into two <br />parcels, along with public right-of-way. <br /> <br />The Master Trail Plan identifies a conceptual trail connection near 196th Avenue, linking Lander Street to <br />approximately 180 undeveloped acres to the west. Based on the location of existing wetlands, anticipated <br />driveways, and the goal of minimizing impacts to private properties, the Parks and Recreation Commission, <br />during consideration of the M&S Estates plat (P 18-05), recommended that a future trail would be best <br />located along the northern side of the wetland complex. An easement along the north side of 196th Avenue <br />would accommodate this alignment. <br /> <br />Staff recommend that the Commission support establishing a trail access easement, with the final location and <br />width to be determined by the City Council and staff. <br /> <br /> <br /> <br />Financial Impact <br />Park dedication fees will be deposited into the Park Dedication Fund. <br /> <br />Mission/Policy/Goal <br />Support the growth and development of the community. <br /> <br />Attachments <br />1.
