Legal Description of Property <br /> <br />Colleen Solors (the "Applicant") owns the parcel of land located at 21538 Brook Rd NW Elk <br />River, MN 55330 (the "Property"), otherwise known as Blackberry Hills. The property is 70.43 <br />acres in the R1a Single Family Residential and The Mineral Excavation Overlay Districts. <br /> <br />Property Description: <br />Elk River City <br />SEC: 11; TWP: 33.0; RG: 26; LOT: 3; BLK:1; Acres: 70.43 <br />Blackberry Hills <br /> <br />Please see the attached exhibit titled "Original Property Description" if more information is <br />needed. <br /> <br /> <br />Lot Three (3), Block One (1), Blackberry Hills, Sherburne County, Minnesota, together with that <br />part of Outlot A, said Blackberry Hills lying northerly of a line described as beginning at a point <br />on the east line of said Outlot A distant 36.00 feet south of the most northerly corner thereof; <br />Thence North 66 degrees, 20 minutes, 22 seconds West (plat bearings) for 51.95 feet to intersect <br />and terminate on the northwesterly line of said Outlot A. On the cul-de-sac, it's our understanding the <br />City measures the lot width at the front setback line tangent to the cul-de-sac. <br /> <br />We've been informed that the zoning district the property is in requires 160' lot width.
