One parcel will house the existing home, and the three remaining lots will be sold for <br />single-family development. <br />The applicant had also requested approval of a lot -size variance for two of the parcels. The property is zoned <br />R- I a with a minimum lot size of 2.5 acres, and the proposed lots are 1.61 and 1.59 acres. Each parcel has at <br />least I acre of buildable upland area, supporting a home, two septic system locations, and options for <br />detached accessory structures. The Board of Adjustments approved this variance on August 26, 2025. <br />Planning Commission <br />The Planning Commission held a public hearing regarding this subdivision on August 26, 2025. No one spoke <br />for or against the request. Prior to the meeting, the applicant provided an updated preliminary plat, which <br />addressed conditions two and three. With those conditions satisfied, the commission recommended approval <br />of the subdivision and the removal of conditions two and three as they were no longer required. <br />Staff have also spoken with one resident who had questions regarding the project. They were looking for <br />additional information about the request, but did not share any specific concerns with the proposal. <br />Staff recommends removing the one condition included by the Planning Commission, which required approval <br />of the lot size variance. As the variance has been approved and the appeal period has expired, approval can be <br />granted without conditions. The applicant will submit a final plat at a later date to receive final approval of the <br />subdivision.
