Cumulative Potential Effects <br /> <br />(Preparers can leave this item blank if cumulative potential effects are addressed under the <br />applicable EAW Items) <br />a) Provide Describe the geographic scales and timeframes of the project related <br />environmental effects that could combine with other environmental effects resulting in <br />cumulative potential effects. <br /> <br />Site preparation work is anticipated to begin as soon as the spring of 2025 and is anticipated to <br />take place over the course of nine years. Construction activities will include earthwork, utility <br />installation, minimal tree removal, and the construction of housing units, commercial <br />development (anticipated to include retail and a gas station), roads, walks/trails, and stormwater <br />ponds/infiltration basins. <br /> <br />It is anticipated wetlands may be impacted. Wetland impacts will be avoided to the greatest <br />extent possible and minimized during future review processes. The forested hillslope is intended <br />to be primarily preserved. The development will be consistent with shoreland and Wild and <br />Scenic River requirements. The development is clustered to the upland cultivated portion of the <br />site and will occur primarily within the cultivated upland. <br /> <br />b) Describe any reasonably foreseeable future projects (for which a basis of expectation has <br />been laid) that may interact with environmental effects of the proposed project within the <br />geographic scales and timeframes identified above. <br /> <br />The area north of the project area has already been developed and is currently residential. The <br />area east of the site consist of agricultural research land, commercial, and industrial land uses. <br />The area south of the site is currently cultivated but is zoned for single-family residential. No <br />development plans for the surrounding parcels are known at this time. <br /> <br />c) Discuss the nature of the cumulative potential effects and summarize any other available <br />information relevant to determining whether there is potential for significant <br />environmental effects due to these cumulative effects. <br /> <br />The project is not anticipated to contribute to adverse cumulative potential effects. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
