Gas stations and <br />retailers are often highly local employers, so it was assumed that employees travel approximately <br />fifteen miles to work. The future tenant of the commercial space is not known at this time, so the <br />number of employees commuting per day may not reflect future conditions. It was assumed that <br />no more than twenty employees would be commuting per day. It was also assumed these <br />employees would drive gasoline-powered, light-duty vehicles (Table 29). <br /> <br />Additionally, it is assumed that the future retailers occupying the commercial space will receive <br />a delivery at least three times a week, and the residential homes will have a delivery truck <br />(school bus, waste hauler, postal service, etc.) stop at least once a day. Delivery trucks are <br />estimated to travel twenty miles per day per vehicle (Table 29). <br />To estimate traffic emissions, it was assumed there will be two vehicles per household. <br />According to the Federal Highway Administration, in 2022, the average annual mile traveled per <br />vehicle was 10,847 (51).
