Currently, the site has <br />no stormwater treatment and <br />agricultural runoff flows to the <br />depressional areas (onsite wetlands <br />and the Mississippi River). <br />The project is anticipated to <br />include open space and a <br />greenway corridor. The <br />stormwater management plan <br />will incorporate stormwater <br />ponds and infiltration basins <br />to limit runoff to the natural <br />resources on and off site. <br />Land Use <br />The land use <br />conversion will <br />increase the amount <br />of impervious <br />surfaces and, <br />therefore, increase <br />the localized urban <br />heat island <br />conditions, <br />exacerbating <br />projected increases in <br />average annual <br />temperature. <br />The development will increase the <br />amount of dark impervious <br />surfaces (asphalt, roofing, etc.) <br />that can increase the urban heat <br />island effect. <br />The project is anticipated to <br />include open space and a <br />greenway corridor. The <br />landscaping plan is still <br />being developed, but it is <br />anticipated that an effort will <br />be made to preserve mature <br />trees along the Mississippi <br />River will be preserved and <br />will shade a portion of the <br />site. Based on aerial <br />estimates (and the concept <br />plan), approximately 26.96 <br />acres of tree cover is roughly <br />estimated to be unaffected by <br />the development.
