2.0 SITE DESCRIPTION <br />2.1 Site Location and Legal Description <br />The Property is located at 16330 US Highway 10 NW in Elk River, Sherburne County, Minnesota and <br />is located west of the intersection of US Hwy 10 and 165th Ave NW within a mostly agricultural and <br />rural area of Elk River, Minnesota.The Property is approximately 281.8 acres in size and includes <br />three parcels (75-00011-3400, 75-00014-1200, and 75-00014-2201); it is located in the northeast <br />1/4 of the northwest 1/4 of Section 14, Township 32 North, Range 26 West on the United States <br />Geological Survey (USGS)Elk River, MN 7.5-minute topographic quadrangle.The Site location is <br />depicted on Figure 1 and general locations of Site features observed during the site reconnaissance <br />are provided on Figure 2 (Site Features Map) in Appendix A.The Site location is also depicted on a <br />map generated by Envirosite (Appendix B).The table below provides further information regarding <br />the Property: <br />Address:16330 US Highway 10 NW,Elk River,Sherburne <br />County,Minnesota 55330 <br />Assessor's Parcel Number <br />(APN): <br />75-00011-3400, 75-00014-1200, and 75-00014-2201 <br />Site Zoning Classification:Agricultural <br />Land Acreage (Ac):281.8 acres <br />Current Owner/Current Use:Erwin T. and Doris I. A road (165th Avenue) bisects the Site and leads from the farmstead <br />to US Hwy 10. A former bus lot with two buried diesel/gasoline tanks is located to the east of the <br />farmstead structures. One of the structures was utilized as a bus-maintenance garage. The majority <br />of the Site is cultivated agricultural land. Some forested land is located along the west-boundary of <br />the Site, bordering the Mississippi River.
