The applicant is proposing to develop the two existing parcels, which together are <br />approximately 11.5-acres, into four lots. One existing parcel is vacant and the other contains a single-family <br />residence. Vehicular access to each of the proposed parcels will be provided via 191 ½ Avenue. As the Parks <br />and Recreation Trail Master Plan has already established a desired trail connection in the area, staff <br />recommends the Parks and Recreation Commission recommend that a trail easement be placed on the <br />property. The final easement location and width will be determined by the City Council and staff. <br /> <br />Financial Impact <br />Park dedication fees will be deposited into the Park Dedication Fund. <br /> <br />Mission/Policy/Goal <br />Support the growth and development of the community. <br /> <br />Attachments <br />1.
