Board of Adjustments Minutes <br />April 22, 2025 <br />Page 3 of 3 <br />3 <br />Mr. Copeland stated he was hoping not to have to complete a survey due to the cost being a few <br />thousand dollars. He stated he calculated 41.2% of impervious surface coverage. <br />There being no one else to speak, Chair Beise closed the public hearing. <br />After a brief discussion regarding the survey requirement, it was the consensus of the Board of <br />Adjustments to not require the survey as the landscape fabric was a weed barrier and not plastic. <br />Moved by Commissioner Booth and seconded by Commissioner Johnson to approve the <br />front yard setback variance of 8-feet for the following reasons: <br />1. The general purpose and intent of the ordinance are met. <br />2. The property has a land use of +nd ustria4 residential and the use is consistent with <br />the Comprehensive Plan. <br />3. The proposed use is reasonable and is otherwise permitted in the zoning ordinance. <br />4. The plight of the petitioner is due to circumstances unique to the property, not a <br />consequence of the petitioner's own action or inaction. <br />S. The variance will not alter the essential character of the locality. <br />Motion Carried 6-0. <br />MOTION TO ADJOURN REGULAR MEETING <br />Moved by Commissioner Johnson and seconded by Commissioner Booth to adjourn the <br />meeting.
