<br /> <br />Option 3: 10' Asphalt Trail (New Council Request) <br />Pros: <br />• Safety: Ditch separates the path from the road. <br />• Recreation-friendly: Wide path encourages walking/biking. <br />• City-Maintained: Public works handles snow/ice removal using existing trail equipment. <br /> <br />Cons: <br />• Driveway Complexity: Similar ditch/culvert issues as Option 2. <br />• Greatest Environmental Impact: Requires the most grading and tree clearing. <br /> <br />Staff recommend updating the approved trail/sidewalk design to include a 10-foot trail separated by a <br />boulevard - option 3. This design reduces maintenance burdens for the city and residents, does not impact <br />street parking, and provides an off-street pedestrian and biking area for residents. <br /> <br />Development Agreement <br />The conditions for the approval of the plat include a requirement that a Development Agreement be signed <br />and recorded. Staff drafted the attached Development Agreement outlining the costs, responsibilities, and <br />required security in the form of a Letter of Credit. The agreement also outlines the park dedication <br />requirements included in the preliminary plat approval.
