The applicant is proposing a simple plat to subdivide the approximately 10-acre <br />parcel into three lots of comparable size. Vehicular access to each of the proposed parcels will be provided <br />via Meadowvale Road. <br /> <br />Based on current land use regulations, two of the proposed parcels are subject to park dedication <br />requirements. A review of the Parks and Recreation Trail Master Plan indicates that there are no planned <br />trails or trail connections within the subject property. Therefore, no trail dedication is required as part of this <br />subdivision. <br /> <br />Financial Impact <br />Cash to be paid into the Park Dedication Fund. <br /> <br />Mission/Policy/Goal <br />Opportunity to live, work, and play. <br /> <br />Attachments <br />1.
