Upon inspecting the property associated with your CUP, we have identified several violations of the
approved conditions. These outstanding issues must be addressed to ensure compliance and allow your
operation to continue.
Attached, you will find the approved CUP site plan dated April 3, 2023. Additionally, the attached aerial
image and photos taken on January 29, 2025, indicate that damaged vehicle storage is not confined to the
approved 900-square-foot fenced area. Instead, vehicles are being stored across a significant portion of the
property, in some areas up to three vehicles deep. Furthermore, the designated parking areas, drive -through
lanes, and required dumpster enclosure, as outlined in the approved CUP site plan, have not been properly
maintained or installed.
Please address these violations of the CUP by ensuring all damaged vehicles are stored within the building,
the fenced -in area, or removed from the property by March 7, 2025. Additionally, the parking and drive
areas should be opened to function as intended.
Failure to comply by this deadline may result in the matter being referred to the City Council for
consideration of a potential revocation of your CUP.
We appreciate your prompt attention to this matter and please let me know if you have any questions.
Sincerely,
Chris Leeseberg
Senior Planner
763.635.1033
13065 Orono Parkway
Elk River, MN 55330
763.635.1000
E1kRiverMN.gov
NP 0 W I H 1 9 0 '1
AWRE
