Park Dedication: <br />a. 42.58 Acres dedicated of premium river front open space and greenway corridors <br />throughout the neighborhood. This acreage is outlined in the Master PUD Park <br />Exhibit. <br />b. The developer is requesting that the City design and install all park and trail <br />improvements in dedicated acreage areas within a reasonable time proceeding <br />complete dedication of lower park and greenway corridor land. <br />c. Dedication of land will coincide with multiple plats through future phases of <br />development. <br />d. Note: 15.87 of additional Open Space (Highway Berm and Community Entrances) <br />will be maintained by the Homeowners Association. <br />4. Offsite Utility and Roadway improvements: <br />a. Developer will provide utility connections from offsite locations to the boundary of <br />the project and throughout the full neighborhood. A significant cost is involved with <br />these offsite improvements. <br />b. Oversizing of services required by City will be credited to the Developer in the <br />corresponding phase of development. <br />c. Improvements are required at the location of Highway 10 and 1651h Street. The <br />Developer has planned to contribute up to $200,000 towards the intersection <br />improvements. The balance of the improvement cost funding will be determined by <br />the City. This intersection is temporary and will be removed upon completion of the <br />MNDOT funded Twin Lakes Overpass. <br />5. Wild and Scenic River District PUD: <br />a.
