<br />The Planning Commission closed the public hearing, but did not make a recommendation and continued <br />their discussion to February 25, 2025. <br /> <br />City Council <br />The City Council conducted a review of the proposed project on February 18, 2025. The council discussed the <br />Parks and Recreation Commission’s recommendation to split the park dedication approximately 50-50 between <br />cash and land. This includes an 8-acre credit in the floodway, outside the 10-year OHW, and another 8 acres above <br />the bluff line. While the commission prefers the park area above the bluff to be centrally located on the property and <br />adjacent to the bluff, the council indicated they are open to considering alternative locations that do not impact the <br />applicant’s most valuable parcels. <br />Regarding the proposed narrower streets, the council stated they would not support deviations from the city <br />standard and that all public streets must maintain the required 34-foot width. <br />The proposed smaller lot sizes (50-foot) generated mixed reactions, leading to a back-and-forth discussion between <br />the council and the applicant. There was discussion regarding both 55- and 50-foot lots. There seemed to be a <br />consensus that having all the smaller lots at 50-feet wide was too small, but a mix of may be more acceptable. <br />The council did not act on any of the applications and recommended that the applicant return for a work session to <br />continue discussions. <br />The applicant would like the Planning Commission to review their current application in light of all the <br />feedback from the board and council discussions thus far. Staff have included conditions of approval that are <br />in-line with these discussions, but they can be modified as part of the recommendation to the City Council. <br /> <br />Financial Impact <br />None <br /> <br />Mission/Policy/Goal <br />Opportunity to live, work, and play. <br />Responsibly grow. <br /> <br />Attachments <br />1.
