<br />Briggs Construction, LU 06-02, ZC 06-02 <br />February 14, 2005 <br /> <br />Page 2 <br /> <br />Overview <br /> <br />The applicant is requesting that the land use designation of a portion of the subject property <br />be changed from PS (Public/Semi-Public) to HB (Highway Business) and the zoning be <br />changed from Rlc (Single Family Residential) to C3 (Highway Commercial). <br /> <br />The adjacent land use to the south and west is Parker Elementary school; the land use <br />designation is PS. The land use to the north and east is commercial; the land use designation <br />is HB. The adjacent zoning to the south and west is Rl c, to the north is PUD and to the east <br />is C3. <br /> <br />This is a housekeeping request. Currently, the zoning and land use boundaries splits one of <br />the lots of the proposed plat. The boundary currently follows a quarter section line. The <br />west half of the proposed lot 1 has land use designation ofPS and is zoned Rlc; the east half <br />has land use designation of HB and is zoned C3. In order to avoid having a parcel with two <br />different land use designations and zoning districts, the land use and zoning for the west half <br />of the proposed lot has to be changed so that it is consistent with the rest of the property. <br /> <br />Recommendation <br /> <br />Staff recommends that the Planning Commission recommend approval of the applicant's <br />request to change the land use designation and zoning to HB and C3. <br /> <br />S:\pLANNING\Case Files\2006\LU\LU 06-02 Alea Rae\LU06-02PC2-14.doc <br />
