Additionally, Sherburne County is reviewing the two connections with County Road 33 for consistency with <br />their access management guidelines. The developer may be required to construct dedicated turn lanes at one <br />or both access points. Addressing comments from Sherburne County is a condition of approval. <br />5. The proposed subdivision will not cause substantial environmental damage. <br />The wetlands have been delineated by a qualified professional and city ordinances require a 45-foot buffer <br />around all wetlands. This buffer prohibits placement of any impervious surface (sheds, patios, etc) within 45- <br />feet of a wetland. Should the developer propose any impacts to the wetlands, they will be required to receive <br />all necessary approvals from the state and city. <br />Construction plans identify minimal tree removal beyond what is need for the public infrastructure. This is a <br />departure from other projects, where the plans show a near clear -cutting of the existing vegetation. Many of <br />the lots will have mature trees left on site. <br />b. The proposed subdivision will not conflict with easements of record or with easements established byjudgment of a <br />court. <br />There are no conflicts with easements of record. <br />7. The proposed subdivision will not have an undue and adverse impact on the reasonable development of neighboring <br />land. <br />The proposed subdivision includes future right-of-way connections to adjacent, undeveloped, parcels. These <br />roads will end in a cul-de-sac under the current plans, but provide an opportunity for future landowners to <br />connect to city infrastructure. <br />8. The proposed subdivision is not premature. A subdivision is premature if any of the following exists: <br />a.
