areas and to smaller lot sizes, the wetlands along the northern property line, and the suitability of soils for <br />development. <br />The wetlands and plant communities along the north property line will not be altered as part of this project. <br />City ordinances require a minimum of a 45-foot buffer around wetlands, and any impacts would require state <br />approval. <br />The Commission also asked questions regarding the proposed zoning of R- I b to discuss whether we are <br />creating future variance or home occupation concerns. Staff noted that the thresholds for the more intense <br />uses require larger lots (2.5 to 5-acres or above) and an R- I a zoning.
