The project is unique in that the developer has proposed <br />connecting to city sewer, but not city water. There is an existing sewer connection at the southeast corner of <br />this parcel and both the City Council and Elk River Municipal Utilities have reviewed the concept, prior to this <br />application, and are comfortable with the utility proposal. <br /> <br />The lots are approximately 1-acre or larger, and the developer has proposed minimal grading and tree <br />removal to preserve as much of the existing landscape as possible.
