The first phase included 82 single-family home sites, aligning with the phasing plans. The applicant is now <br />proposing an amendment to the area southeast of the main pond, removing the multifamily component and <br />replacing it with 119 single-family parcels. This phase of the development will be known as Bradford Park South. <br />The first phase did not include any park amenities, but this phase and future phases should begin to develop the <br />city’s vision for park amenities in more detail. The original preliminary plat included a 5.5-acre park. That park will <br />be dedicated to the city for future park needs in the area. The proposed trails will create a robust addition to the <br />city’s park and trail system. <br /> <br />All proposed city streets include a sidewalk along at least one side of the street, with Ivanhoe Parkway having a <br />sidewalk on both sides of the street, carrying the standard from Miske Meadows to the north. In addition to the <br />sidewalks, there is a network of trails throughout the development. Trails include a connection to an existing trail in <br />the southwest corner, completing a current dead-end trail in the Trott Brook Farms subdivision. Additional mid- <br />block trail connections are recommended to improve pedestrian mobility between blocks. Finally, the main trail <br />feature is the trail that will circle the pond in the center of the project. This trail includes connections to city <br />sidewalks and the planned city park. <br /> <br />Phase 1 required 26.56 acres of park per ordinance. The agreed upon park plan dedicates 27.37, a difference of <br />.8056 acres. Phase 2 requires 10.067 acres of park per ordinance or $364,821.87 for park dedication. IF the previous <br />agreement is applied to the park dedication fee, then the $364,821.87 is reduced by 8% (.8056/10.067acres) and <br />totals $335,636.12. <br /> <br /> <br />Financial Impact <br />Funds obtained through park dedication are able to be applied towards new park capital projects. <br />Page 13 of 72
