The Les Schwab Tire Center is a national <br />company and complements the existing national and regional tenants. <br />Hours of operation: Les Schwab Tire Centers are open six days a week, 8am – 6pm, and closed on Sundays . <br />Number of Employees : The proposed location will provide 10 – 18 new jobs . <br />Number of propos ed parking stalls : The proposed site plan includes 43 parking stalls . <br />Proposed screening : None <br />Proposed building materials & compliance with design standards : <br />We are proposing light colored pre -cast concrete with a horizontal textured base and vertical tex tured cap <br />for the exterior elevations. The base and caps of the walls are proposed to be painted or stained. The pre - <br />cast concrete should provide a similar finish to the integrally colored and finished face CMU allowed in the <br />design standards. Three elevations of the showroom will have storefront glazing which meet the architectural <br />glazing design requirement. The service bay elevations will have overhead doors that include glazing. The <br />overhead doors will be painted dark bronze to match the storefront wind ow frames and prefinished parapet <br />cap. These proposed finishes meet the design standards requirement to include least two allowed exterior <br />building finishes per wall. The roofing will be single -ply membrane roof with parapets around the perimeter <br />of the building to screen roof top equipment. <br />Signage: <br />Number: One site pole sign and typical signs on building <br />Proposed sizes : See provided sign drawings <br />Locations : See site plan for location of pole sign. See provided drawings for sizes of building <br />signs. <br />SEC. 30 -654. - STANDARDS FOR ISSUANCE. <br />(1) Will not endanger, injure or detrimentally affect the use and enjoyment of other property in the <br />immediate vicinity or the public health, safety, morals, comfort, convenience or general welfare of the <br />neighborhood or the city. <br />The proposed Motor Vehicle Specialty Service Station is similar to the adjacent existing businesses and is <br />compatible with the commercial nature of the area. The new building construction will meet all building <br />code requirements and must pass life/safety inspections before it is open for business. Meeting these <br />permitting and inspection requirements will ensure that the development will not detriment ally impact <br />public safety.
