Platting Property <br />Application Received (Plat <br />applications are due the last Monday <br />of each month) <br />The Planning Department reviews the application for <br />completeness. <br />Site Plan Meeting (the first <br />Monday of the month) <br />All city departments meet to review the proposed plat and <br />provide their comments, concerns, and recommendations to <br />Planning Department staff. <br />Parks and Recreation <br />Commission (typically the second <br />Tuesday of the month following <br />submittal of the application) <br />Staff provides a recommendation for park dedication (land or <br />cash) and trials/easements, based on the Master Plan and the <br />discussions at the site plan meeting. The commission reviews <br />staff’s recommendation and provides a formal <br />recommendation to the council for: <br />1. Park dedication (cash or land) <br />2. Trail/easement, when applicable <br />Park dedication (cash) is based on the number of NEW lots, <br />not on existing or specific lots. All other plat regulations (lot <br />sizes, access, grading, turn lanes, drainage, setbacks, etc.) will be <br />reviewed by the Planning Commission and City Council. <br />Planning Commission (the fourth <br />Tuesday of the month following <br />submittal of the application) <br />Staff provides a recommendation for plat approval, based on <br />the comprehensive plan, ordinances, and the site plan meeting. <br />The commission reviews staff’s recommendation and provides <br />a formal recommendation for plat approval to the council. <br />Planning Commission does not evaluate park dedication needs <br />and this meeting can be before or after the Parks and <br />Recreation Commission meeting. The recommendations from <br />either commission should not impact the other. <br />City Council (the third Monday of <br />the month after the Planning <br />Commission’s recommendation) <br />Staff provides the recommendations of the Parks & <br />Recreation Commission, the Planning Commission, and staff <br />to the City Council. The council considers the <br />recommendations and acts (approves/denies) the plat <br />application. <br />
