Platting Property Application Received (Plat applications are due the last Monday of each month) The Planning Department reviews the application for completeness. Site Plan Meeting (the first Monday of the month) All city departments meet to review the proposed plat and provide their comments, concerns, and recommendations to Planning Department staff. Parks and Recreation Commission (typically the second Tuesday of the month following submittal of the application) Staff provides a recommendation for park dedication (land or cash) and trials/easements, based on the Master Plan and the discussions at the site plan meeting. The commission reviews staff’s recommendation and provides a formal recommendation to the council for: 1. Park dedication (cash or land) 2. Trail/easement, when applicable Park dedication (cash) is based on the number of NEW lots, not on existing or specific lots. All other plat regulations (lot sizes, access, grading, turn lanes, drainage, setbacks, etc.) will be reviewed by the Planning Commission and City Council. Planning Commission (the fourth Tuesday of the month following submittal of the application) Staff provides a recommendation for plat approval, based on the comprehensive plan, ordinances, and the site plan meeting. The commission reviews staff’s recommendation and provides a formal recommendation for plat approval to the council. Planning Commission does not evaluate park dedication needs and this meeting can be before or after the Parks and Recreation Commission meeting. The recommendations from either commission should not impact the other. City Council (the third Monday of the month after the Planning Commission’s recommendation) Staff provides the recommendations of the Parks & Recreation Commission, the Planning Commission, and staff to the City Council. The council considers the recommendations and acts (approves/denies) the plat application.
