<br />City Council / AS 05-05 <br />January 17, 2006 <br />Page 2 <br /> <br />Analysis <br /> <br />This property is located in an area that will have 2 % acre lot minimums starting in January <br />2010. The applicant has elected to subdivide the property at this time as opposed to waiting <br />until that date. <br /> <br />The proposed plat would create one lot 10-acres in size. It will have approximately 470-feet <br />of street frontage and be approximately 900-feet deep. The lot meets all of the dimensional <br />requirements. <br /> <br />Roughly half of the proposed lot is wooded. An existing home and eight accessory <br />structures exist on the proposed lot. It is the original farmstead and the eight accessory <br />buildings can remain but no additional structures can be constructed, as the total amount <br />currently exceeds the allowed number as indicated by the City ordinance. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the request with the following conditions: <br /> <br />1. Park dedication shall be in the form of cash at the rate applicable at the time <br />of final plat approval for one lot. <br />2. Surface water management fees for one lot shall be paid prior to releasing the <br />subdivision for recording. <br />3.
