Included are the <br />following: <br /> <br />o Site Option A: Topographic Survey (1 of 1) prepared by Howard R. Green Company. <br />The survey includes boundary and property line designations and site features. The <br />house lots purchased by the City are also identified. There is less than one foot of <br />grade change on the site. <br /> <br />o Site Option B: Gospodor's Orono Lake Addition No. 1 prepared by Maier Stewart & <br />Associates, Inc. including boundary and easements for the described property, <br />including Block 1. Detailed site development details reflecting the construction of the <br />existing Elk River City Hall and the Elk River Public Safety Building as prepared by <br />Tushie Montgomery Architects, Sheet C3.0, Utility Plan. Utility lines and contour <br />intervals are also shown. The limits of the specific development site are not <br />determined or identified in the survey. There is less than 3 feet of grade change over <br />the entire site. <br /> <br />o Site Option C: Gospodor's Orono Lake Addition No. 1 prepared by Maier Stewart & <br />Associates, Inc. including boundary and easements for the described property, <br />including Block 2. Detailed site development details reflecting the construction of the <br />existing Elk River City Hall and the Elk River Public Safety Building as prepared by <br />Tushie Montgomery Architects, Sheet C3.0, Utility Plan, include utility lines and <br />contour intervals at the northern most edge of Site Option C. There appears to be <br />less than 2 feet of grade change over the entire site. <br /> <br />SITE EXPANDABILlTY <br /> <br />Site expandability is dependent upon conditions and assumptions for each site. <br /> <br />o Site Option A: Expansion of the site is dependent upon the City's desire and ability to <br />acquire additional adjacent residences. Expansion on the site will require a <br />reduction of parking. <br /> <br />o Site Option B: Expansion of the building site is dependent upon the City's desire and <br />priorities to use more green space within the park. Expansion is limited by the <br />shoreline setback and the existing construction on the site. <br /> <br />o Site Option C: Expansion of the site is dependent upon the City's desire and ability to <br />acquire additional adjacent residences.
