Site Map A map of the site is provided in Figure 6 and the enclosed <br />drawings as Appendix A of this text. <br /> <br />b.) Location of Building The potential building site area is provided in the enclosed <br />drawings as Appendix C of this text. <br /> <br />c.) Acreage Contained All acres for the site are independent of existing city <br />campus. No new acres will be purchased. No demolition <br />is anticipated. The estimated total acres are 3.3 acres. <br /> <br />d.) Zoning: Zoned "R1" <br /> <br />e.) Build able Area: 1 00,078 Square Feet or 2.30 acres / current zoning <br /> <br />f.) Ownership The City of Elk River <br /> <br />g.) Cost of Acquisition No acquisition cost <br /> <br />h.) Other Considerations Additional items of considerations: <br /> <br />1. Preliminary Site Development Costs: $87,300 <br /> <br />2. Contaminants: None known <br /> <br />3. Geotechnical: No restrictions or objections <br /> <br />4. Archeologist: No implications known <br /> <br />5. Programmatic: This site offers complete physical separation. It is <br />also in proximity to the city buildings that are not part of the library <br />campus. <br /> <br />6. Constructability: This site option provides maximum construction <br />flexibility because it will require the immediate reconstruction. <br />Furthermore, access for construction will not be through existing <br />program areas. <br /> <br />7.
