Site Map A map of the existing site is provided in the enclosed <br />drawings as Appendix B of this text. <br /> <br />b.) Location of Building The potential building site area is provided in Figure 5 and <br />the enclosed drawings as Appendix C of this text. <br /> <br />c.) Acreage Contained All acres for the site are part of the City of Elk River <br />Campus. No new acres will be purchased. The exact <br />number of acres depends upon the limits assigned to this <br />project. The estimated total acres are 3.3 acres. <br /> <br />d.) Zoning: Zoned "R1" <br /> <br />e.) Build able area: 88,449 Square Feet or 2.03 acres / current zoning <br /> <br />f.) Ownership City of Elk River <br />g.) Cost of Acquisition No acquisition <br /> <br />h.) Other Considerations Additional items of consideration: <br /> <br />1. Preliminary Site Development Costs: $182,300 <br /> <br />2. Contaminants: None known <br /> <br />3. Geotechnical: No restrictions or objections but concerns about the <br />location of abandoned street conditions. <br /> <br />4. Archeologist: No implications known <br /> <br />5. Programmatic: This site offers the opportunity for a new design, <br />specific to current and projected future needs, adjacent to a new City <br />Center. <br /> <br />6. Constructability: This site option provides less construction flexibility <br />because of existing site developments and the restrictions of <br />collocating with City Services. The location of geothermal well field <br />may restrict construction limits or building area. <br /> <br />7.
