The proposed driveway location near the Elk River and the additional width will not detrimentally impact <br />the zoning district, surrounding properties, or critical environmental features. <br /> <br />The proposed variance is a reasonable use not permitted by the zoning ordinance. <br /> <br />4. The plight of the petitioner is due to circumstances unique to the property not a consequence of the <br />petitioner's own action or inaction; and <br />nd <br />Yes. The 2 driveway is too steep and has caused damage to vehicles and is unusable in the winter to all but 4x4 vehicles. <br />This is due to the natural elevations of the native landscape and the roadway and was this way when I bought the house. <br /> <br />The location of the lot, the topography of the parcel, and access to a public street are unique situations <br />generally not seen elsewhere in the community. These unique features pushed the driveway closer to the <br />Elk River while also maintaining a need to have an access further from the intersection with Highway 10. <br /> <br />The uniqueness of the parcel is not a consequence of the petitioner’s own inaction or action. <br /> <br />5. The variance, if granted, will not alter the essential character of the locality. <br />Natural elevations are used to minimize any impact to the land. <br /> <br />The property has had two driveways for quite some time; the combined width of the two driveways is <br />nearly the same.
