City of <br />Elk -�-� <br />RiVer <br />City of Elk River <br />City Council <br />Resolution 23- <br />A Resolution of the City Council of the City of Elk River Granting Final Plat <br />Approval for Glens Ridge, Case No. P 23- I 3 <br />WHEREAS, application has been made foY final plat approval, pursuant to Section 30-391 <br />of the Elk RiveY City Code of OYdinances, of the pYopeYt�r legally described on attached <br />Exhibit A and hereinafter referred to as "the PropertyT"; and <br />WHEREAS, the proposed final plat complies with each of the conditions set forth byT the <br />Cit�r Council in its approval of the plat of the Property. <br />NOW, THEREFORE, BE IT RESOLVED b�T the CityT Council of the CityT of Elk <br />River, Minnesota, as follo�us: <br />� <br />0 <br />A. The proposed subdivision is consistent `vith Chapter 30 of the CityT Code of <br />Ordinances and conforms `vith all its requirements. <br />B. The proposed subdivision is consistent `vith all applicable general and specialized <br />cityT, countyT, and regional plans including, but not limited to, the cinT's <br />Comprehensive Plan. <br />The phyTsical characteristics of the site, including, but not limited to, topographyT, <br />soils, vegetation, susceptibilityT to erosion and siltation, susceptibilityT to flooding, and <br />dYainage are suitable for the type and densityr of development and uses contemplated. <br />The proposed subdivision makes adequate provision for `vater supplyT, storm <br />drainage, sewage transportation, erosion control and all other services, facilities and <br />improvements otherwise required herein. <br />E. The proposed subdivision `vill not cause substantial environmental damage. <br />F. The proposed subdivision will not conflict with easements of record or with <br />easements established b�r judgment of a court. <br />G. The proposed subdivision will not have an undue or adverse impact on the <br />reasonable development of neighboring land. <br />1. Final plat approval is hereby granted for the PropertyT. <br />2. The officers of the CityT are hereby authorized, once the conditions set forth in Exhibit B <br />are met and complied with, to sign the final plat for the PropertyT and to issue a certified <br />copyT of this Resolution giving final approval of the plat. <br />3. The o�vner of the PropertyT is authorized to record the final plat as required byT law and <br />shall file proof of said recording `vith the City. No building permits `vill be issued for the <br />PYopeYtyr until the final plat is YecoYded. <br />4. This final plat approval shall expire two years from the date of this resolution if the <br />final plat is not recorded �vithin that time. <br />rowEREo er <br />���V�� <br />
