A Development Agreement must be signed by the cityT and developer prior to releasing the final plat for <br />recording. <br />2 <br />4. <br />The Planned Unit Development Agreement shall be recorded prior to the plat and development <br />agYeement. <br />The applicant must receive final approval of all state and federal wetland permits and application prior to <br />recording. <br />Water Availabilit�T Charge shall be paid in the amount required b�T the cityT `vhen the final plat is released <br />for recording (currentlyT $390/plumbing unit). <br />A Letter of CYedit shall be provided to the cityr in the amount of 100% of the costs of the public <br />improvements. <br />Upon completion of all improvements and acceptance byT the cityT, a securityT or `varrantyT in a form <br />acceptable to the Public Works Director must be secured. <br />The Development Plan shall be approved byr the public woYks directoY prior to issuance of building <br />permits. <br />8. Staff approval of all plans prior to releasing the plat for recording. <br />9. All mailboxes shall be clustered. <br />10. Any item or condition found that indicates the site is likely to yield information important to pre-historyT <br />or historyr shall be YepoYted to the cityr immediately. FuYther, the cityr Yeserves the right to stop woYk <br />authorized in its approval until the site is appropriatelyT investigated and `vork is authorized. <br />Background/Discussion <br />The pYel.irninary plat of BYadfoYd PaYk was approved on July 17, 2023, and included a total of 314 buildable <br />parcels. The current phase includes 82 single-familyT home sites. <br />This is the first addition of the Bradford Park subdivision and is consistent `vith the phasing plans submitted byT <br />the developer during the preliminaryT plat review. <br />This phase does not include anyT park amenities and the Park and Recreation Commission has been briefed on the <br />status of this first phase.
