A Development Agreement must be signed by the cityT and developer prior to releasing the final plat for recording. 2 4. The Planned Unit Development Agreement shall be recorded prior to the plat and development agYeement. The applicant must receive final approval of all state and federal wetland permits and application prior to recording. Water Availabilit�T Charge shall be paid in the amount required b�T the cityT `vhen the final plat is released for recording (currentlyT $390/plumbing unit). A Letter of CYedit shall be provided to the cityr in the amount of 100% of the costs of the public improvements. Upon completion of all improvements and acceptance byT the cityT, a securityT or `varrantyT in a form acceptable to the Public Works Director must be secured. The Development Plan shall be approved byr the public woYks directoY prior to issuance of building permits. 8. Staff approval of all plans prior to releasing the plat for recording. 9. All mailboxes shall be clustered. 10. Any item or condition found that indicates the site is likely to yield information important to pre-historyT or historyr shall be YepoYted to the cityr immediately. FuYther, the cityr Yeserves the right to stop woYk authorized in its approval until the site is appropriatelyT investigated and `vork is authorized. Background/Discussion The pYel.irninary plat of BYadfoYd PaYk was approved on July 17, 2023, and included a total of 314 buildable parcels. The current phase includes 82 single-familyT home sites. This is the first addition of the Bradford Park subdivision and is consistent `vith the phasing plans submitted byT the developer during the preliminaryT plat review. This phase does not include anyT park amenities and the Park and Recreation Commission has been briefed on the status of this first phase. Phases t�vo and three will begin to develop the cit�T's vision for park amenities and will be discussed in moYe detail �uith the Park and RecYeation Commission when the futuYe plats come for�vaYd.
