The pbysical characte�zstics of the site, including I�ut not li�nited to topog7aphy, soils, vegetation, susceptil�ility to eTosion and <br />siltation, susceptil�ility to fZooding and d�ainage are suital�le foT� the type and density of develop�nent and uses conte�nplate� <br />The soils pYesent on the site pose a significant challenge to development The developeY has worked with a <br />geo technical company to evaluate the suitabilityT for development, and they have prepared a mitigation <br />plan for the site. r1nyT future development of the site will need to complyT with all requirements of the <br />mitigation plan, state and local building codes, and the requirements outlined in the PUD approval for CU <br />22-17. <br />Provided the project is developed, inspected, and approved in accordance with plans prepared byT a <br />licensed professional, the ph�Tsical characteristics of the site are suitable for the type and densit�r of <br />development and uses contemplated. <br />4. The p� oposed sul�division �nakes adeguate provision for �a�ateT� supply, sto��n drainage, se�a�age t7an��o��ation, erosion contTol <br />and all othe��se�vice�; facilities and i�nprovelnents otheT�a�ise �eguired in this a�fiicle. <br />The subdivision includes infrastructure to meet cityT requirements. Storm`vater, de`vatering from <br />construction, and possible ongoing wateY mitigation measuYes will not be peYmitted to dischaYge into the <br />cityT's storm water infrastructure beyond what is currently permitted under the ordinance. <br />The buildings will connect to cityT services and will not negativel�T impact public services or facilities. <br />5. The proposed sul�division �a�ill not cause sul�stantial enviT onlnental �iilnage. <br />Although trees mayT be removed, the subdivision `vill not cause substantial environmental damage. The site <br />has gone through a wetland review and there are no `vetlands present on the site. <br />6.
