Planning Commission Meeting <br />A resident questioned what precautions were in place for protecting well water because of the large number of <br />vehicles on site. Staff indicated that conditions are in place to ensure the site complies with stormwater and <br />pollution regulations. <br />The commission discussed landscaping/screening of the site along the railroad tracks, like previous projects along <br />the railroad corridor. <br />Since the meeting, the applicant submitted a narrative explaining their landscaping intentions. Staff informed them <br />there will be a condition that the landscape plan be approved by staff, tree sizes that will be planted will need to be <br />identified, and tree credit will only be given for trees located in Elk River. <br />Staff contacted the City of Ramsey to see what approvals the applicant may have requested. Ramsey has not <br />received or processed a CUP for the applicant. Ramsey also has more stringent standards, including surfacing with <br />asphalt/concrete (no Class 5) and a primary/principal use (building). <br />While both properties are owned by the same person, that may not always be the case and since there is no official <br />approval in Ramsey, staff recommends the Elk River side be delineated. Our ordinance states outdoor storage <br />areas shall maintain a setback of 10 feet from the east property line.
