term of three (3) years from such date until August 31, 2025 (the "Second 3-Year <br />Term"), unless terminated as provided herein. <br />2.3) Tenant may terminate the Lease at any time during either the First 3-Year <br />Term or the Second 3-Year Term by delivering to the Landlord advance written <br />notice of such termination of not less than ninety (90) days prior to the date of such <br />termination. <br />The First 3-Year Term and the Second 3-Year Term are collectively referred to as <br />the "Term." <br />2.
