<br />City Council / P 05-21 <br />December 19, 2005 <br />Page 2 <br /> <br />Overview <br /> <br />The plat will consist of six lots on a cul-de-sac street approximately 600-foot long. The <br />development will be accessed off of Meadowvale Rd at the 21Sth Avenue alignment. The <br />property is bound by North Meadows subdivision to the south and Meadowvale Road to the <br />east and Big Lake Township to the west. <br /> <br />The property is relatively flat and open with several wetland areas on the parcel. <br /> <br />The lots range in size from 2.53-acres to S.92-ascres in size and comply with the dimensional <br />requirements of the City Ordinance. There will be an existing home on what will be Lot 4, <br />Block 1. The driveway from the existing home shall at least be paved from the street edge to <br />the right-of-way line. <br /> <br />Landscaping <br /> <br />The Landscape Plan complies with ordinance requirements. <br /> <br />Natural Resource Inventory <br /> <br />The Natural Resource Inventory does not indicate any natural resources on the property. <br /> <br />Parks and Recreation Dedication Recommendation <br /> <br />The Parks and Recreation Commission recommend that park dedication be paid in the form <br />of cash for five lots. <br /> <br />Planning Commission Actions <br /> <br />The Planning Commission unanimously recommended approval of the request. <br /> <br />Recommendation <br /> <br />Staff and the Planning Commission recommend the City Council approve the request with <br />the following conditions: <br /> <br />1. All comments of the City Engineer shall be addressed. <br />2. All comments of Sherburne County shall be addressed. <br />3. All required subdivision/park information shall be provided in an electronic <br />format (.dwg file) as required by the City Ordinance and Land Use <br />Application prior to recording of the plat. <br />4. A seal coat fee shall be paid, at the rate applicable at the time of final plat <br />approval, prior to releasing the plat for recording. <br />5. A letter of credit in the amount of 100% of the cost of the improvements shall <br />be submitted prior to the releasing of the plat for recording. <br />6.
