<br />\\dc3-elkr\shared\Departments\Parks and Recreation\Commission\Packets\2023\06-14-2023 PRC Packet\6.1 at 1 Bradford Park Dedication May sr.docx <br />Background/Discussion <br />The subject property, recently named Bradford Park is approximately <br />255 acres in size, zoned Single Family residential (R1d), and is located <br />near the northwest intersection of Cleveland St and 181st Ave. The <br />plat is proposed to have a total of 314 units. <br /> <br />This new housing development was discussed at an April 27, 2022 <br />Commission Special Meeting and an August 10, 2022 Commission <br />Work Session. Consensus at both meetings was to develop a trail <br />around the lake, provide adequate parking to access the lake and to <br />make the lake a public amenity. <br /> <br />Lennar is not requesting the lake be part of park dedication that was <br />discussed at the work session. The lake Outlot G with the lake and <br />basins will be deeded to the city to become a public asset maintained <br />by the city. <br /> <br />Staff recommends moving lots #180 through #184 to the west. This <br />will allow for a parking lot and potential canoe/kayaks to access the <br />lake. The size of the parking lot should be determined by the future <br />park master plan that will also determine the park features and <br />amenities such as a playground and shelter(s). <br /> <br />Parks and Trails Master Plan <br />The Parks and Recreation Trails Master Plan indicates a proposed trail around the lake and connections to the <br />Trott Brook development.
